We Catch Opening Problems Before They Hit the Field
Door, dock, and access problems usually surface at the worst time — mid-construction, after the GC has moved on, or once a tenant is operating. A 15-minute plan review up front prevents the change orders and downtime that show up later.
Send drawings, an opening schedule, or a scope and we’ll flag clearance, coordination, code, and lead-time risks before framing.
Dock door not coordinated with leveler, restraint, or seal
Not enough headroom or backroom for the door and operator
Track conflicts with HVAC, sprinklers, piping, or lighting
Wrong fire-door rating or missing code documentation
Security product mismatched to the use case or traffic
Air infiltration and energy loss at openings and docks
Late lead-time surprises on rolling steel & high-speed doors

Service Contracts That Keep Equipment Running

We tailor each contract to your equipment list and use pattern — and provide the documentation your insurer and code officials want to see.

We hired Sean and his team to install 4 garage doors on our 10,000 square foot tube steel building. Was referred to Sean by the steel building company we worked with. Couldn’t be happier with the result.
Very good work. Easy company to work with. Installation crew very professional and hard working. Would recommend to any neighbor or friend.
Sean made installing our new garage door seamless. His communication was excellent, and the project went smoothly from start to finish. Will definitely use again.

Questions GCs, Developers & Owners Ask
Straight answers on scope, coordination, code, and service.
Do you work as a subcontractor for general contractors and developers?
Yes — that’s our preferred work. We act as the specialty door, dock, and access sub for commercial GCs and developers, provide COIs and safety documentation up front, and coordinate our scope with the rest of the trades to keep the schedule moving.
Can you review plans and submittals before we build?
Absolutely. Send drawings, an opening schedule, or a scope and we’ll flag clearance, headroom, operator coordination, fire-rating, and lead-time risks before framing. There’s no charge for early review on serious projects.
What loading dock equipment do you install and service?
Full dock packages — dock levelers, vehicle restraints, dock seals and shelters, bumpers, edge-of-dock systems, and dock doors (sectional, rolling steel, and high-performance). We handle new construction, retrofits, and ongoing service for warehouse, distribution, and industrial properties across the Denver metro.
Do you handle fire-rated doors and code compliance?
Yes. We install and service fire-rated rolling steel and swing assemblies, perform drop-testing, and provide the documentation code officials and insurers expect. We confirm the correct rating for the opening as part of plan review.
Do you offer preventive maintenance and service contracts?
Yes. We set up scheduled PM contracts covering overhead doors, rolling steel, fire doors, dock equipment, and access systems. Regular maintenance reduces emergency callouts, extends equipment life, and helps keep fire-rated assemblies compliant. Each contract is tailored to your equipment list and use pattern.
Are you licensed, bonded, and insured — and can you provide COIs?
Yes. 3rd Gen is fully licensed, bonded, and insured for commercial work across the Denver metro, with BBB A+ accreditation. We provide certificates of insurance, licensing documentation, and safety paperwork to GCs and property owners on request.
What are typical lead times on commercial doors?
Standard sectional and rolling steel doors often run 2–6 weeks; fire-rated, high-speed, and specialty products can run 6–12+ weeks depending on configuration. We confirm exact lead times at quote and build them into the project schedule so other trades coordinate cleanly.
What’s your commercial service area?
We serve commercial properties across the Denver metro — including Denver, Aurora, Lakewood, Arvada, Westminster, Centennial, Englewood, Littleton, Golden, and surrounding communities. Dispatching from Golden, we cover new construction, retrofit, and ongoing service throughout the region.
