Commercial Door, Dock & Access — and Architectural Residential
We work across two divisions: commercial openings (loading docks, rolling steel, security grilles, access control) and architectural garage doors for custom homes (custom wood, full-view glass, modern flush). Same family, same expertise, two distinct specialties.
A Specialty Partner — Not the Last Sub on the Schedule
Our best work comes from teams who want a door, dock, and access specialist involved early — when there’s still time to flag clearances, operator conflicts, and coordination issues.
We Help Projects Avoid Expensive Opening Mistakes
Most door, dock, and access problems show up at the worst possible time — mid-construction, after the GC has moved on, or once a tenant has already moved in. We catch them before framing, not after.
When a third-generation specialist with 21 years on the tools reviews your plans early, the change orders, callbacks, and field surprises drop significantly.
Door doesn’t fit the rough opening
Insufficient headroom for the operator
Track conflicts with HVAC, sprinklers, or lighting
Dock door not coordinated with leveler/restraint
Wrong security product for the use case
Poor air sealing causing thermal infiltration
Late lead-time surprises on custom doors
Finish or hardware mismatch with the architecture

When you call 3rd Gen, you talk to a real third-generation specialist — not a call center, not a franchise dispatcher. The same family that has been hanging doors and solving opening problems for three generations is the one on your project.

We hired Sean and his team to install 4 garage doors on our 10,000 square foot tube steel building. Was referred to Sean by the steel building company we worked with. Couldn’t be happier with the result.
Thank you Sean and team. They came out even though it was a blizzard and put in our new doors. Great customer service and the project went smoothly. Highly recommend.
Sean made installing our new garage door seamless. His communication was excellent, and the project went smoothly from start to finish. Will definitely use again.
Very good work. Easy company to work with. Installation crew very professional and hard working. Would recommend to any neighbor or friend.

Builder, Architect & Owner FAQ
Quick answers to the questions custom builders, GCs, architects, and property owners ask us most.
Do you work with general contractors, architects, and custom home builders?
Yes — that’s our preferred work. We act as a specialty subcontractor for commercial GCs and custom builders, and as a product/spec resource for architects. We’d rather be involved early than be the last sub on the schedule trying to fix problems that were locked in months ago.
Can we send you plans for early review and product recommendations?
Absolutely — that’s exactly the kind of work we want more of. Send drawings, specs, or even a sketch, and we’ll flag clearance issues, operator coordination problems, lead-time risks, and product fit before they become field surprises. There’s no charge for early review on serious projects.
What loading dock equipment do you install and service?
Full dock packages — dock levelers, vehicle restraints, dock seals and shelters, dock doors (sectional, rolling steel, and high-performance), bumpers, and controls. We handle new construction installs, retrofits, and ongoing service contracts for warehouse, industrial, and distribution properties across the Denver metro.
Do you offer commercial preventive maintenance contracts?
Yes. We set up scheduled PM contracts for commercial properties — overhead doors, rolling steel, fire doors, dock equipment, and access systems. Regular maintenance keeps high-cycle equipment running longer, reduces emergency callouts, and helps maintain code compliance on fire-rated assemblies. We tailor each contract to the property’s equipment list and use pattern.
What custom wood and full-view glass door options do you offer?
For wood: cedar, mahogany, custom carriage style, modern flush, and stain-grade or paint-grade finishes. For glass: aluminum/glass full-view in black, bronze, anodized, or custom paint frames with clear, frosted, obscure, or insulated glass options. We coordinate hardware, operators, and finish details with the architect or designer on every custom build.
How early in a project should we involve you?
As early as possible — ideally during schematic design or early DD on architectural projects, and during plan review for commercial. The earlier we see opening dimensions, headroom, structural framing, mechanical layouts, and operator locations, the more change orders and field problems we can prevent. Late involvement still works, but early involvement saves the most money.
Are you licensed, bonded, and insured for commercial work?
Yes. 3rd Gen is fully licensed, bonded, and insured for residential and commercial work across the Denver metro, with BBB A+ accreditation. We can provide certificates of insurance, licensing documentation, and safety paperwork to GCs and property owners on request.
What’s the typical lead time on custom architectural doors?
Custom wood doors typically run 6–12 weeks from order, depending on the species, finish, and manufacturer. Full-view glass with custom frames is usually 4–10 weeks. Standard insulated sectionals are often 2–4 weeks. We confirm exact lead times at quote and build them into the project schedule so framing, electrical, and finish trades coordinate cleanly.
